Billionaire Says Real Estate is Best Investment Possible | Keeping Current Matters

Billionaire money manager John Paulson was interviewed at the Delivering Alpha Conference presented by CNBC and Institutional Investor. During his session he boldly stated:

“I still think, from an individual perspective, the best deal investment you can make is to buy a primary residence that you’re the owner-occupier of.”

Who is John Paulson?

Paulson is the person who, back in 2005 & 2006, made a fortune betting that the subprime mortgage mess would cause the real estate market to collapse. He understands how the housing market works and knows when to buy and when to sell. What do others think of Paulson?

According to Forbes, John Paulson is:

“A multibillionaire hedge fund operator and the investment genius.”

According to the Wall Street Journal, Paulson is:

“A hedge fund tycoon who made his name, and a fortune, betting against subprime mortgages when no one else even knew what they were.”

Why does he believe homeownership is such a great investment?

Paulson breaks down the math of homeownership as an investment:

“Today financing costs are extraordinarily low.”

The latest numbers from Freddie Mac show us that you can still get a 30-year mortgage for under 4%.

“And if you put down, let’s say, 10 percent and the house is up 5 percent,” as many experts predict, “then you would be up 50 percent on your investment.”

How many are seeing a 50% return on a cash investment right now?

Paulson goes on to compare the long term financial benefits of owning verses renting:

“And you’ve locked in the cost over the next 30 years. And today the cost of owning is somewhat less than the cost of renting. And if you rent, the rent goes up every year. But if you buy a 30-year mortgage, the cost is fixed.”

Whenever a billionaire gives investment advice, people usually clamor to hear it. This billionaire gave simple advice – if you don’t yet live in your own home, go buy one.

Home Prices Expected To Rise

With inventory presently below historically normal levels, current & future home prices have been the topic of many real estate conversations. The most recent Home Price Expectation Survey was just released; giving insight into where experts believe prices will be leading up to 2019.

Every quarter, Pulsenomics surveys a nationwide panel of over 100 economists, real estate experts and investment & market strategists about where prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.

Here are some highlights from their latest survey:

  • Home values will appreciate by 4.4% in 2015.
  • The cumulative appreciation will be 19.3% by 2019.
  • That means the average annual appreciation will be 3.6% over the next 5 years.
  • Even the experts making up the most bearish quartile of the survey still are projecting a cumulative appreciation of 11.7% by 2019.

Individual opinions make headlines. We believe the survey is a fairer depiction of future values.

Thinking of Selling?


It is common knowledge that a large number of homes sell during the spring buying season. For that reason, many homeowners hold off putting their home on the market until then. The question is whether or not that will be a good strategy this year.

The other listings that do come out in the spring will represent increased competition to any seller. Do a greater number of homes actually come to the market in the spring compared to the rest of the year? The National Association of Realtors (NAR) recently revealed which months and days of the year most people list their home. Here is a graphic showing the results:The circles represent the ten most popular listing dates in 2014. We can see that all ten days are in the second quarter of the year. The months in red represent which months most people put their home on the market. Again, the three months in the second quarter are most active for listings. Last year, the number of homes available for sale in January was 1,880,000.

That number spiked to 2,350,000 by July!

What does this mean to you?

With the job situation improving and mortgage interest rates projected to rise later in the year, buyers are not waiting until the spring. They are out looking for a home right now. If you are looking to sell this year, waiting until the spring to list your home means you are putting your house on the market at a time you will have the greatest competition for your buyer. Cold Weather Cocktails

These recipes are sure to warm you up on those cold and wet winter days.

Bourbon-Spiked Spiced Hot Chocolate From Romina Peixoto and Janine Booth, Root and Bone, New York, New York

2 oz. bourbon whiskey 6 oz. spiced hot chocolate* Cinnamon stick or marshmallow, for garnish

Combine and enjoy.

*Spiced Hot Chocolate Makes enough for 4 drinks

3 cups milk 1 cup heavy cream ¼ cup sugar 1 cinnamon stick 2 whole star anise 1 tsp. dried ancho chile 1 cup chopped high-quality dark chocolate

Add milk, cream, sugar, and spices to a saucepan over low heat. When mixture reaches a simmer, remove from heat, cover, and let steep for 30 minutes. Then return the mixture to a simmer. Add chocolate to another saucepan over low heat. Strain milk over the top and whisk to dissolve.

Hot Apple Toddy From Abigail Gullo, SoBou, New Orleans, Louisiana

1 cup high-quality apple cider 2 oz. amaretto (Gullo prefers Luxardo) Whiskey-spiked whipped cream* Cinnamon, to garnish

Add cider to a saucepan and warm it over medium heat. Add to a glass with amaretto, and garnish with whipped cream. Top with a light sprinkle of cinnamon.

Icefest 2015

   Baby it’s Cold Outside! Icefest 2015 will be held at the Chattahoochee Nature Center. This is a benefit for Children’s Healthcare of Atlanta. There will be ice slides, snowball fight forts, animal encounters, live music, and ice carvings. Admission is $10. Come an experience nature up close and check out the StarLab Planetarium.
