It’s Time for another Thursday on the Walk!!!

Merchant’s Walk is proud to host Thursday on the Walk on Thursday, May 3, 2012 from 6:00 – 9:00 p.m. as the fifth installment in a series of community-driven events slated to take place every first Thursday.

May’s Thursday on the Walk will boast live top 40s covers performed The Stephen Lee Band, and an activity area to keep kids occupied while coloring or creating hanging bird feeders to take home.  As well as entertainment, Merchant’s Walk retailers will extend shopping hours and offer special savings for Thursday on the Walk guests until 9:00 p.m.  Entire families are encouraged pack up their lawn chairs, grab dinner to-go from one of the many Merchant’s Walk eateries – Whole Foods, Chipotle, Mirko, Marlow’s Tavern, Seed Kitchen & Bar, Gigi’s Cupcakes, Pinkberry – and picnic with neighbors while enjoying complimentary entertainment and generous savings offered by retailers.

May 19th- Loch Highland Pond/Garden Tour and Art Festival

Spring is here and in Loch Highland it’s a beautiful time to celebrate!

Come out and tour many gardens, beautiful ponds and waterfalls. The ponds are unique  and easily follow the terrain of their environment.  Also on the tour are many neighbors who have that green thumb and have created a special English garden.

There is also an exciting Art Festival being held in the Loch Highland Clubhouse & parking lot during the day.  Many talented artists will be displaying their art for purchase and you can watch them create beautiful pieces.

 

Enjoy the self-guided Tour from 10am to 5pm for $10.  You will be provided a map of the ponds and gardens to visit plus you will receive some educational tips from accomplished landscape designers, green pros, pond builders plus fun activity like building birds houses for the kids and playing in the dirt.  If you plan to stay all day, there will be lunch

6 Dont’s After You Apply for A Mortgage

 I learned a long time ago that “common sense is NOT common practice“. This is especially the case during the emotional time that surrounds buying a home, when people tend to do some non-commonsensical things. Here are a few that I’ve seen over the years that have delayed (and even killed) deals:

  1.   Don’t deposit cash into your bank accounts. Lenders need to   source your money and cash is not really traceable. Small, explainable   deposits are fine, but getting $10,000 from your parents as a gift in cash is   not. Discuss the proper way to track your assets with your loan officer.
  2.   Don’t make any large purchases like a new car or a bunch of new furniture. New debt comes with it, including new monthly obligations. New obligations create new qualifications. People with new debt have higher ratios…higher ratios make for riskier loans…and sometimes qualified borrowers are no longer qualifying.
  3.   Don’t co-sign other loans for anyone. When you co-sign, you   are obligated. With that obligation comes higher ratios, as well. Even if you   swear you won’t be making the payments, the lender will be counting the   payment against you.
  4.   Don’t change bank accounts. Remember, lenders need to source and track assets. That task is significantly easier when there is a   consistency of accounts. Frankly, before you even transfer money between   accounts, talk to your loan officer.
  5.   Don’t apply for new credit. It doesn’t matter   whether it’s a new credit card or a new car, when you have your credit report   run by organizations in multiple financial channels (mortgage, credit card,   auto, etc.), your FICO score will be affected. Lower credit scores can determine   your interest rate and maybe even your eligibility for approval.
  6.   Don’t close any credit accounts. Many clients have erroneously believed that having less available credit makes them less risky and more approvable. Wrong. A major component of your score is your length and depth credit history (as opposed to just your payment history) and your   total usage of credit as a percentage of available credit. Closing accounts   has a negative impact on both those determinants of your score.

The best advice is to fully disclose and discuss your plans with your loan officer before you do anything financial in nature. Any blip in income, assets, or credit should be reviewed and executed in a way to keep your application in the most positive light.

2012 Marietta Easter Egg Hunt

The 2012 Marietta Easter Egg Hunt – Cobb’s largest egg hunt – takes place at Jim Miller Park at 10am on Saturday, March 31, 2012.    The Egg Hunt features also features children’s art activities, live entertainment, inflatables, concessions, and more.  You can also visit with the Easter Bunny and participate in the Mad Hatter contest.  The Easter eggstravaganza Easter egg hunt features different levels based on age groups with prizes at each level.

Short Sale Success: What is an Acceptable Hardship?

Hardship : iron word on wood made in 3D Stock Photo  A short sale, in most instances, is a complex transaction. However, there are two very simplistic characteristics that every qualified short sale possesses:

  1.   The house must be valued at less than the homeowner owes on their    mortgage debt obligation. In other words, the home must be   “underwater”.
  2.   The homeowner must have a qualified hardship.

It is the second characteristic that we would like to touch upon in this blog post.

One question that we answer frequently is “My house is underwater. Is this an acceptable hardship?”  Unfortunately, the answer is always “No.”

The simple fact that a homeowners mortgage obligation is in access of their house value is not an  acceptable hardship. A Short Selling bank will entertain a short sale when and only when there is a hardship that will, now or in the future, affect the   borrower’s ability to pay their mortgage.

The following is a list of  acceptable hardships that may be used when submitting a short sale package:

  •  Mortgage Rate Adjustments
  •  Loss of Employment or Reduction in Wages
  •  Business Failure
  •  Medical Hardship
  •  Death in the Family
  •  Divorce/Separation
  •  Military Service
  •  Overwhelming Debt Obligations
  •  Job Relocation
